माइक्रोसॉफ्ट ने जो लैंड परचेज किया है हिंजोड़ी लोकेशन में उसका क्या इंपैक्ट पड़ेगा और इसके साथ-साथ यह भी चर्चा करेंगे कि इसके पहले जो इन्होने लैन परचेज किया था उसका क्या फर्क पड़ा है और इससे कितना फर्क पड़ेगा रियल एस्टेट मार्केट में देखिए पहली चीज जो अभी माइक्रोसॉफ्ट ने लैन परचेज किया है इसकी चर्चा करें और आप लोगों से यही रिक्वेस्ट रहेगा कि आप सभी लोग वीडियो को लाइक करें अगर आपको पसंद आता है जो भी सौदा गल को सब्सक्राइब नहीं कि उसे सब्सक्राइब जरूर कर लें क्योंकि आपको इंफॉर्मेशन लगातार मिलेंगे हिंजोड़ी में जो यह लैंड पार्सल है यह 16 एकड़ का है जिसे अबाउट 520 करोड़ में जो है माइक्रोसॉफ्ट ने खरीदा है अब आप सोचिए इसके हिसाब से पर एकर की जो कॉस्ट आती है वह 32 करोड़ की आती है इसके पहले जो परचेज हुआ था माइक्रोसॉफ्ट की तरफ से वहां पर इन्होंने 25 एकड़ परचेज किया था पिंपरी चिंचोर मुंसिपल कॉर्पोरेशन में जिसकी कीमत थी 328 करोड़ के आसपास यानी कि लगभग 13 से सा करोड़ रुपए पर एकर अब आप सोचिए यह जो लैंड परचेज हुआ है यह 2.5 टाइम्स जो है ऊपर हुआ है हिंजोड़ी में अब इससे फर्क क्या पड़ेगा जब इतने हाई रेट पे लैंड परचेज हो रहा है यानी कि 700 से 7500 पर स्क्वायर फीट के रेट पे लैंड परचेज किया जा रहा है तो आसपास जो डेवलपमेंट हो रहे हैं उस पे क्या इंपैक्ट होगा जितने भी लैंड ओनर होंगे जितने भी डेवलपर होंगे वो अपने प्राइसेस ऊपर कर लेंगे क्यों क्योंकि जब इस हाई रेट पे लैंड ही बिक रहा है तो कंस्ट्रक्शन कॉस्ट के साथ और जब एक प्रोडक्ट जो है डिजाइन किया जाता है तो उसमें आपको प्राइसेस में काफी हाईक जो है देखने को मिल सकता है लद जो बताया जा रहा है कि अ एक तरीके से ड्राइवर का रोल होता है कि जब हाई पे स्केल के जॉब्स जनरेट होते हैं तो वहां के रियल एस्टेट मार्केट में परचेज बढ़ता है जिसके हिसाब से जो है लोग रेट बढ़ाते हैं और पूरा एक इकोसिस्टम बन जाता है लेकिन इस लैंड परचेज से क्या हो रहा है मार्केट का रेट तो बढ़ेगा लेकिन परचेज करने वालों की संख्या इतनी ज्यादा नहीं बढ़ेगी अगर यह डेटा सेंटर ही रहता है ऐसे ही लगभग 50 एकड़ का लैंड परचेज किया है माइक्रोसॉफ्ट ने हैदराबाद में कुछ टाइम हो चुके जो कि काफी सस्ते में यहां के मुकाबले काफी सस्ते में वो जो है ट्रांजैक्शन 2 करोड़ के आसपास का हुआ है यानी ये जो दो लैंड पार्सल हैं 2 साल पहले जो लैंड परचेज किया वो लगभग ₹ करोड़ पर एकर अभी जो पुणे में परचेज किया हुआ है वो ऑलमोस्ट जो है ₹ 2 करोड़ पर एकर परचेज हुआ है यानी इससे जो रियल स्टेट मार्केट पे है एक जो है आपको पॉजिटिव सिग्नल देखने को मिलेगा रेट बढ़ने के हिसाब से लेकिन वहां पे जो एक बड़ा ड्राइवर्स का रोल होना चाहिए वो शायद दिखता हुआ कम रहेगा
