so let's go ahead and start today's video about exploring the city of Richmond Texas Where is Richmond Tx located? so if you're not from the Houston area you're probably wondering where is Richmond Texas well the city of Richmond is located about 30 miles Southwest of downtown Houston now there are plenty of highways that connect Richmond to Houston and other Texas areas and first up we have toll road 99 which is also known as Grand Parkway and this is going to run north and south now a fun fact about this is it will be the longest Beltway in the U.S once it's finished at 170 Miles because it connects Richmond to the Baytown area and it's one of the third loops around the Houston area now we also have Highway 90 that runs east to west as well and then we have West Park Tollway that's going to run east to west and then we have 59 which is co-signed with Interstate 69 that runs north and south and this will take you all the way down to the border of Mexico now let's talk Richmond Tx Commute about the Richmond commute times if you're trying to get to downtown Houston it's going to take you about 35 minutes now depending on the time of day and rush hour traffic it could be anywhere from 45 to 55 minutes now we do have two airports here in the Houston area we have one up north which is George Bush Intercontinental Airport by Humble Texas and if you're going to catch a flight there you're going to want to give yourself about an hour drive time now if you're going to catch a flight at Hobby Airport in South Houston you're going to want to give yourself around 45 minutes drive time now the average commute time for people in Richmond is 25.6 minutes which is slightly lower than the U.S average of 26.6 minutes now I'm going to show you a map on the screen that's going to show you the average drive time to get anywhere from Richmond Texas that is a 30 minute drive so this will show you City driving as well as interstate driving to give you a better idea of what commutes look like to get anywhere in 30 minutes in Richmond Texas History of Richmond Tx now let's talk about the history of Richmond Texas Richmond is located in Fort Bend County Richmond's history dates all the way back to 1837 when the town of Richmond was established by Robert Eden handy and his business partner William Lusk during The Runaway scrape now Richmond is named after Richmond England and the population grew rapidly because people began to move to Richmond to commute to jobs in Houston now the population today is well over 12 520 residents and is growing in popularity because of the surrounding cities that it touches and its quick commute to Houston Texas now let's talk Richmond Tx Report Card about the report card grade according to niche.com now niche.com is a resource that analyzes millions of data sets to score a city throughout the U.S now Richmond has received a b-plus from the average score of the 12 categories that you see on the screen it also has been ranked 11th best place to live in Fort Bend County and it's also number 32 for most diverse suburbs in Texas number 53 for best suburbs for young Professionals in Texas and number 81 for most diverse places to live in Texas so this is what niche.com's algorithm has to say but what are residents saying about Richmond that have actually lived there or currently live there well out let's Things to Do in Richmond Tx talk about things to do in the Richmond area first up we have park and recreation activities Richmond has six city parks that have amenities like sport courts playgrounds nature trails and picnic pavilions there's also popular local attractions like George Ranch Historical Park which is a park with a 20 000 Acres that has Gardens Trails barns historic homes of some of the earliest settlers it also has a working cattle ranch that showcases more than a hundred years of history that has guided tours costumed actors and plenty of Hands-On activities now there are other outdoor activities in Richmond which include both public and private golf courses for all of you golfers out there there's the great Wood Golf Club shadowhawk and Black Hawk golf clubs there's Meadowbrook farms and River Point there's also plenty of bike trails and disc golf courses now there's plenty of community events that happen throughout the year or you can host one of your own event at one of the park Pavilions that are both free and for rent now there's plenty mix of attractions here in Richmond that include shopping and retail therapy dine-in movie theaters like the Star Cinema Grill now next up we have my Richmond Tx Food Scene favorite topic which is the Richmond food scene now Richmond has a variety of restaurants brew pubs Wineries and live music event venues and first up we have Messina Hoff Winery and Kitchen in the Harvest green neighborhood and they feature a Tasting Room full-service Restaurant and Wine production facilities we also have another Winery called Brahmin Winery and Distillery and they have a Tasting Room that allows visitors to taste variety of locally produced wines craft beers and they have a regular schedule of live music events now some favorite restaurants in the area include breakfast spots like crazy coffee restaurant Blockhouse coffee and kitchen and coffee shops like the perfect latte now the favorite lunch spot in the area is Sandy McGee's restaurant and we have great Tex-Mex as well as Larry's original mexican restaurant and Tejas Mexican Grill now we also have Pier 36 seafood and restaurant and Oyster Bar and if you love barbecue you definitely have to go to Niners barbecue now let's take a look Richmond Tx Schools at the school systems in Richmond Texas now whether or not you have kids this is important to know because it directly impacts you because it affects property rates resale values and rent amounts in the area the mangine school district for Richmond is Fort Bend Independent School District and it shows that the student-to-teacher ratio is 16 students for every one teacher which is slightly higher than the national average of 15 students to one teacher now the percentage of teachers with three or more years of experience in Richmond is 88 percent which is better than the US average of 84 percent now being a real estate agent there are some things I just cannot share the median home value in Richmond is about 410 000 which is an increase of 1.6 percent over the last year now over the last decade we've seen that home values have been on the rise but over the last Texas if you're new to Texas Texas actually doesn't have a state income tax and the average sales tax here is 8.25 percent here in the Richmond Fort Bend County area now our sales tax enrichment for the city is pretty much higher than some of the other surrounding cities in Fort Bend County it's around 60 cents per 100 of value and the average cost of the property taxes for Fort Bend County are of 100 points is 107.4 while that is higher than the actual Texas average of 94.2 now the housing cost is 108.3 which is pretty much higher than the average cost of 83.5 for Texas and the utility cost
