to miss out on but that said let's go check out the first home walk with [Music] me now welcome home to the Gavin this home we previously viewed in other communities before but a quick recap it's going to be a one-story four bedroom two B 1778 ft in the front portion of the home you guys are going to have two bedrooms carpeted all the bedrooms in the home is going to be carpeted and it's going to be for these front two bedrooms they're going to have a bathroom wedge in between both of them um the remainer of the home you're going to have a luxury floating uh vinyl that floats throughout the entire home and this is going to be the other bedroom all these bedrooms are okay size I wouldn't say they're the biggest size but they get the job done all right so one reason why I really like this community because it's a brand new community that just opened on up typically with brand new communities that does open on up they're going to have better pricing and you're going to have a better chance to build equity now Dr hordon is really well known for their incentives here so the incentives we're going to cover in just a little bit but these are the cabinets that you guys are going to be getting it's going to have backsplash granite countertop these appliances right here that you guys see uh dishwasher um everything is going to be included with the home because they have an appliance package now we're going to check out the living space area in just a little bit but there is one more bedroom located into the center of the home I call this the guest bedroom because it's located right next to the washer and dryer room keep in mind that all the bedrooms that you guys going to see today is going to have an accent wall but those homes are I mean the home that you guys purchased is just going to be a standard white as for the appliances washer and dryer these are the appliances that you guys going to be getting the for is extremely great builder for those that are maybe purchasing the first home in the Richmond area because if you guys been looking in Richmond home prices are super backed up which is why so many people are moving to the full share area right over here we're going to have dining area um the trim back here for this aent wall is not included this is something that you guys have to do after you purchase the hole for the ceiling height itself the bedroom is going to be 8 ft whereas the living space area is going to be 9 ft but this is extremely open concept floor plan right guys back here you guys going to notice they're going to have a back and one reason I really like this neighborhood they're only building 484 homes in this neighborhood um but before I talk more about that this the master bedroom fair size um two windows on the side king-size bed nice stand drawer right behind me carpeted as well too and if you guys been following Dr Hing Community they usually build by themselves they have their old Comm unities and everything um and in lak be Retreat when they previously open on up you know home prices were starting around 280 and now they ended up being around 400 plus so if you guys get in early with this community then you may have that possible chance of home prices increasing as well too but anyways um they have this the primary bathroom they have a shelf right here that they're really well known for stand in shower his and her sink a little bit tight and close together I personally um like a little bit more space or separate sink area and they're really well known for the huge closet for the misses so what do you guys think about the Gavin the Gavin is a one-story four-bedroom two bath 1778 ft priced at approximately $330,000 but don't worry we can potentially get that pricing down so be sure to hit us up anyways the incentive here you guys already know Dr holder is known for some of the best incentives and they're giving us $7,500 towards your closing cost now you can use a portion of that money to potentially purchase down the interest rate even lower than what they're offering they're offering a 4.99% interest rate lock for FHA loan and a 6.25 for conventional loan not only that but they're giving you guys an appliance package this appliance package is going to come with fridge washer and dryer all taxes in this neighborhood is 3.09% before homestead exemption after homestead exemption is something that you do after you purchase the home you're going to save anywhere between 15 to 20% on your property tax bill as for HOA is $900 a year and that's going to cover a wide sort of amenities in this community you're going to have two lakes and bunch of walking TRS around those Lakes you're going to have a recreational center a gym a swimming pool Splash Pad a small Park here as well too so it really does have the whole shebang and if you guys been looking in the Houston uh Richmond area for some time now you know that home prices in this area has increased a dramatic amount compared to full share even certain parts of Cypress you know I think Richmond is a little bit overpriced so getting into a new community like this is extremely beneficial where pricing is a little bit lower um there's a little bit more flexibility and room for your home value to increase as for schools you have Bley Elementary School W Heimer Middle School Brisco Junior High School Foster High School nearby here along the FM 1093 they have a bunch of shopping centers strips grocery stores that you guys can conveniently visit from here to downtown Houston it's about a 35-minute drive down jumping on to the West Tollway Katy Asian Town you're looking at 15 20 minutes Katy Mills outlet is approximately 20 minutes away you have First Colony Mall located in Sugarland Texas Galleria around 30 minutes away on the west hallway again but if you guys are not from the Houston and surrounding area be sure to headit us up most of our relocation clients what we like to do is we
