Why Aurora, Colorado Should Be on Your Radar: Everything You Need to Know Before Moving!

what's up guys if you want a home like this and you're looking to save $50 to $100,000 on it stay to the end of this video cuz you got to check out this neighborhood that we are exploring today guys welcome back to the channel I'm Tim campman realtor for the Denver metro area and this is everything Denver Colorado where we explore all things Denver Real Estate whether that's Denver or the amazing sub surrounding it so today we got a special treat for you we are in one of the Hidden gems of value here in Denver metro and that is southeast Aurora what did he say now before you click off of this video when you hear the word Aurora it immediately probably brings something of negative connotation high crime High homelessness poor economics but as you can see from here we are in a beautiful beautiful neighborhood in southeast floraa called Talon's reach [Music] this is actually surrounded by several beautiful neighborhoods uh that are around the southeast corner of Denver and it's really only a 20 to 30 minute drive into Denver from here you got the tollway uh that makes easy access to either Denver International Airport or if you need it's somewhere in the Denver metro very convenient but the reason this is just a Hidden Gem is one the name Aurora people are just not not as familiar with some of these outskirts of Aurora and sometimes it has a negative connotation because people are thinking of East coax and some of the problems that traditionally come with living in Aurora but this is a great value for the money you'll find homes in the talons reach area average about 800,000 and the reason you can save at 50 to 100,000 on these homes is because if they were in a town like Parker that's about 10 minutes south of here or in Highland's Ranch you'd probably be looking at 900 to 950 even for the same caliber of home so people often ask well why is it so much cheaper out there why am I giving up or what's the catch to living out there well one you're a little bit further from the mountain so you're not going to have the easy access up into a High Country if you're moving to Colorado and you want to have easy access up to ski resorts and mountain biking you're definitely a little bit further east out here which can make it so that you have a aming views of the Front Range sometimes when you're WR in the Foothills you can't see the Majesty of all the Rocky Mountains surrounding it so being set back a little bit further east you can have better views of the mountains but that is one native uh that people have mentioned all right let's talk about things to do and what is actually out here in the talins reach Southeast Aurora neighborhoods so you have the Southlands Mall which is actually one of the largest malls um in the Denver metro area movie theater has all your suburban amenities like your Sam's Club your Walmart and all those but also has a few unique restaurants and for Suburban living this is definitely a good option for you other activities to do out here in the Southeast Aurora area you got a lot of trails like the one I'm on now this is just right within the neighborhood that you can walk out your back door and jump on the trail there's hundreds of miles of trails throughout this entire area and you also have the Aurora Reservoir just to the east of this neighborhood so it's a great place to go in the summer paddle board kayak canoeing fishing doing all those things with the family so Colorado is not known for having a lot of bodies of water so it's nice to have that one that's very close to you the only other ones really that are in the Denver metro are either Chatfield on the Southwest end of town or the Cherry Creek Reservoir that's kind of close to Denver and the uh interior of Aurora neighborhood of Town's reach that I'm in is a master plan community so similar to areas like Highlands Ranch and Sterling Ranch uh developed with neighborhoods in mind and trails uh to give families you know good access to outdoor recreation and activity so it's well laid out you're going to have a lot of homes back to open space here you're going to have a lot of homes that have a little bit more of a natural feel to them much less Urban environment one negative I don't know if you guys could hear it a little bit is we are closer to DIA and the Denver the Denver International Airport so we are in the flight path of some of the uh planes that go through so it is a little bit noisier over here but now it seems like no matter where you are from Castle Rock all the way up to Thorton there's planes going over your head all the time no matter what I'll be honest I don't notice it very much it's definitely a lot more quiet than if you were in a city like Watkins or Bennett that are you know right out east right next to the airport so maybe it's a downside but it's really not a big huge deal [Music] here so let's talk about some of the home prices Town's reach Tollgate Crossing Heritage Eagle band or just a few of the really cool neighborhoods that are around here the spot that we're in now in Talon's reach average home price is going to be around 800,000 um and these are very large you know semi Custom Homes almost even in the ones that I just took a look at before we came out here to film this video it's a lot more custom finishes and a lot more unique flare and flavor than you'll find in a lot of neighborhoods so that's kind of nice and these homes are actually going to be probably 50 to $100,000 less than if they were in a community like Sterling Ranch Highlands Ranch or even some of the areas of Parker that's just 10 minutes south of here so definitely a good value for your money here if you're looking for something that's a little bit cheaper than that you can go just north of the towns reach neighborhood to Tollgate Crossing average medium price point there is going to be about 5.95 to 600 a little bit smaller of a home a little bit more of a Suburban field less custom style homes but definitely a good value as well and those homes are also going to be about 25 to $40,000 less than if they were in a community like Highlands Ranch or Littleton now another neighborhood I wanted to highlight for you guys while we're out out here that's just the South and the west of Talon's reach is the neighborhood of Heritage Eagle Bend now this is kind of based all around a golf course Heritage Eagle Golf Course that's there um but this is a very unique community in that it's totally gated and it's 45 plus so it got to be 45 years or older to live there I know traditionally and most of our communities that are you know dubbed retirement communities are 55 plus but this one is 45 plus so I guess it's semi-retirement now big question I get asked a lot is hey can kids live there if it's 45 plus answer is no kids are allowed to stay for up to 90 days if they're under 18 um so basically if your kids are coming home for from college in the summer they can stay there I don't know how rigidly that is enforced I would assume it's not too rigid but it is more of a retirement style Community um 45 plus like I said and it is based all around that golf course so if you want Golf Course living uh median price point in there is going to be about 700,000 but you are going to find very nice home semic custom similar to the ones in Talon's reach and it is an active 45 plus community [Music] another thing that people really love about this area is the highly rated School District so moving into the southeast part of Aurora you're going to be part of Cherry Creek schools and Cherry Creek schools have always been among the highest ranked in the Denver metro area not only for you know academics but also highly rated for their Sports programs um and just the community involvement so it's definitely a huge Plus for families that are moving here that want to be in a good School District so let's talk about some of the other things that you can do around this Southeast Aurora area and maybe even some of the downsides to living in this pocket of Southeast Denver so Recreation wise you do have the Aurora Reservoir that's just on the east side of this huge body of water where you can go out kayak swim paddle board do some canoeing do some fishing even so that's definitely a positive for a lot of people you have Theo County Fairgrounds that's just a little bit far further north of this so when the fair does come into town or if kids are into 4H or some of the other agricultural or uh farm programs this is kind of an area where you're right on the outskirts of the developed area so you have more access to some of the farmland and some of the programs that are out there through either arapo County or even you know if you move further south into Douglas County the way these neighborhoods were laid out they got a lot of um hiking and biking trails throughout now most of them are going to be paved there's not as many natural Trails or let's say mountain biking um things to do around here since you are further set out to the east you're going to be a little bit further from the mountains so another benefit is since it is a suburb and it's been built out a lot you do have everything that you need on a day-to-day basis nearby whether that's you know shopping at your local grocery stores or Sam's Club or Costco all those things are very nearby easily accessible um but you also have some local restaurants um but you have a lot of chains as well so if you're looking for much more of a unique Mom and Pop Style Shop um those things are going to be a little bit closer to in town in some of those urban areas or the older neighborhoods of Denver but out here if you love Suburban living like I do this is going to be a great fit okay commuting wise now out here in the Southeast Aurora it's very residential it's very you know quiet Suburban living there's not going to be a lot of you know local job opportunities unless you work at one of the stores of rest restaurants or own one of the businesses here so a lot of people do end up commuting for work whether that's up to the Denver International Airport or into Denver or the Denver Tech Center the good news is if you're if you work in the Denver Tech Center area it's a really quick and easy commute up into that part of Denver you're probably only about on a bad day 20 minutes from the Denver Tech Center and the other nice thing about this and it's been a pro and a con for some people that moved out here is the E470 Tollway now 470 is a freeway that runs all the way around Denver basically in a giant Circle it kind of encompasses the Denver metro area and here you're on that Southeast corner of that so makes it easy cuz it's Tollway it never gets really backed up with a ton of traffic and you do have the option of you know findy an Express toll pass which if you're moving out here and you're going to be in this area I would highly recommend it get you discounted tolls on the freeway median income for a lot of people that move to this area um is right around 125 to 150 th000 you know combined household income so it is a little bit more of an affluent area certain Pockets but there are some that are uh more affordable like I said the Tollgate Crossing and some of the others that are just a little bit further north of the Talon's reach and the Heritage Eagle Bend areas and the area of Southshore um that you can get in maybe more of a starter style home where you can get into a home for around 500,000 one more thing a lot of families really love about living in this area of Southshore and towns reach is one the HOAs actually do provide a lot of value out here one obviously they're keeping your you know neighborhood's clean and the values up a lot but you get more for your money in an HOA like this versus some of the other ones around the metro area so most of them do come with like a community center and a pool in the summertime where you can go out take the kids and it's part of your HOA dudes so it's very nice to have that most of the HOAs around here are around $100 a month and that includes your trash Recycling and access to the community centers as well as maintenance and the upkeep on a lot of these Trails like you see me on now all right wind is picking up here so we're going to have to do this from inside okay guys we're going to check out Southshore neighborhoods this one is the closest you're going to get to the Aurora Reservoir and some things that make this unique again it's a master plane Community kind of like Talons reach you're going to find similar style of homes a little bit newer build um because this as we move East this one is the furthest to the East and the closest to that Aurora Reservoir like I mentioned so if you are looking for a home on the lake uh this has some great options for you again those ones are going to be kind of at a premium we're probably talking the million dollar price point and above uh because living on water and on the lake in Colorado is quite rare actually we don't have that many homes because we don't have that many bodies of water Denver is a very desert Aid climate so [Applause] [Applause] again with this neighborhood you do have a ton of trails throughout it and you can actually get on the trails and head right into uh the Aurora Reservoir um area and there's you know tons of biking to do um but there's numerous Trails just throughout the neighborhood that's one of the great things about some of these newer suburbs in master plan communities is that there's a lot of open space and there's even a lot of mature trees that are still out in this area as well so even though it's a newer neighborhood you do they did leave some of the older growth it's nice they didn't chop it all down when they developed it and it's definitely a great place for families again Cherry Creek School Districts back there uh one thing that I've noticed that Aurora has done very well is build enough schools to keep up with the demand here so Cherry Creek School is highly rated good teacher to student ratio good Community involvement and they're always ranked B+ or above most of them have an A A minus [Music] ranking now if you guys are looking for something that's a little bit lower of a price point you can get in for 5 to 600 the Tollgate neighborhood that's just north of these and just north of that Southlands Mall could be a great option for you this is going to be a little bit older built in the '90s and early 2000s but you're going to find more of the starter homes available there that are you know 1,700 to 200,000 Square ft three bed two bath private yard definitely a good option as well and again the school districts there same school district Cherry Creek one of the highest rated so definitely a good value there some n negatives of living in the Southeast corner of Aurora um if you don't like the suburbs this is very suburban area you definitely have a lot of the TR chain restaurants strip malls you know the South land mall is a great place to hang out you have a couple unique shops but you're going to find a lot of chains out here so if you're looking for more of an urban environment you definitely want to be closer in to Denver or maybe one of the older suburbs like Centennial or Littleton where you have a little bit more of that historic charm of maybe a Main Street downtown uh and more unique options but for guys like me I love the suburbs I love the convenience of it I love the cleanliness of it I love the quietness of it um South uh lands in the area around it is going to be a great option for for [Music] you guys and if you are thinking of a
